June 2010 : Eshott Planning Position

A meeting was held on the 1st June with the Planning Department of Northumberland County Council and Mr G Sanderson, our County Councillor. The purpose of the meeting was to discuss how we could end the uncertainty over the 70 acres of retained land however a full discussion of Planning issues in the Village resulted.

In summary we had a very good meeting with the planners from NCC. They confirmed that there was no prospect of anyone obtaining Planning Permission to build houses on the two plots marketed as Potential building plots in Stable Drive. Planning permission to convert the Chapel into residential accommodation would similarly be refused based on a section 106 agreement between Castle Morpeth Borough Council and Eshott Hall Estate Limited dated 28th January 1999. They also stated that all pieces of land being marketed as garden plots would also require Planning Permission for change of use if they were to be incorporated into people’s gardens.

NCC‘s position is that is that all the pieces of land that being marketed in Eshott are classified as open countryside (Eshott being ‘washed over’ in the open country side was the term used). As such planning permission for Building Development is against both local and regional policies.  This also applies to the retained 70 acres. They also stated that the village amenity area would not be allowed to be changed from an amenity area and as such was safe from any change of use or attempt to develop it. The statements made were without any provisos and we were assured that the statements were supported at all levels in the Planning Authority.  They also stated that if any refused Planning Application went to appeal it was unlikely to succeed because a Planning Inspector would support the existing local and regional development plans.

The section 106 agreement referred to above also includes the statement:

The Chapel shall be made available for use as a community facility unless and until any further planning permission for change of use is issued by the Local Planning Authority.’”

May/June 2010 : Asset Marketing : Marketing of land plots has commenced including the Chapel and areas of woodland. Sales details describe some plots as having 'potential for development' however we would urge all bidders to seek advice as this is in fact highly unlikely.

April 2010 : Asset Marketing : We have been informed by Grant Thornton that infill sites are to be marketed shortly, this includes the Chapel but not the amenity land along Bainbridge Lane or the 70 acres of farmland. Details will be provided shortly.

February 2010 : Greeting from the new owners of Eshott Hall (Gina & Robert Parker):

"I suspect that what I am writing will be ‘old’ news, but this is a short ‘note’ to say how delighted that we are to be the new owners of Eshott Hall.

Eshott is a beautiful and tranquil village and it will give us enormous pleasure to join you in Eshott whenever we can.  (You may know that our main home is Tedsmore Hall in Shropshire but nevertheless we expect to be in and around Eshott on a regular basis)

It is with disappointment that we report that Mr and Mrs Sanderson and their family will not be returning to Eshott Hall to work with us. I am sure that very many in the village will want to wish them well for the future

It is our intention that Eshott Hall continues with its tradition of weddings and other significant events, together with offering dinner bed, and breakfast to travellers, and cottage holidays to those wishing to visit Northumberland. Before very long we expect to be able to announce an opening date.  We will make sure that this information is passed on through the village website.

Finally may we say that on the occasions that we have met people from Eshott we have been overwhelmed by the warmth and generosity of our welcome and look forward very much to being able to reciprocate, and being able to share in village life into the future"

January 2010 : Eshott Hall Sale Completion : The Hall sale has completed. Despite early rumours that the Sanderson's would remain as residents in the Hall they moved into a nearby Eshott property on the day of completion

October 2009 : Eshott Hall sold (subject to completion) : The Hall has been sold, completion is hoped to be early January 2010. It seems, however, that the Sanderson family are to be retained as staff and keep the "business" running

September 2009 : Eshott Hall for sale : Eshott Hall has been advertised for sale by George F White this week in the wake of recent administration proceedings, for for a related Journal press article see here

3rd September 2009 : Temporary Planning Applications : The two Temporary Planning Applications for Filebase were both approved last night by the NCC Northern Planning Committee with permission being given until September 2010.  The Planning Committee also expressed the view that any future expansion of Filebase should not be at Eshott but closer to their customer base

21st Aug 2009 : Planning Application Withdrawn : Both CM/20090014 & 15 were today officially announced as "withdrawn" by the applicant. Northumberland County Council made the announcement which follows the recent fall of Mr TNH Sanderson's companies into administration, click here for more

The affairs, business and property of Eshott Hall Estate Ltd are being managed by Joseph P McLean and Keith Hinds, appointed as Joint Administrators on 27 July 2009 (0191 261 2631 and Joe.McLean@gtuk.com)

27th July 2009 : All of Ho Sanderson’s companies have been placed in administration following the shooting riddle which left him horrifically injured.

Joe McLean of Newcastle-based accountants Grant Thornton has been appointed as administrator, and will carry out a detailed review of the businesses in an attempt to resolve a number of complex issues surrounding them. Mr Sanderson and his family yesterday placed Hartford Hall Estate Ltd, Eshott Hall Estate Ltd, Hartfound Ltd, Filebase and some dormant companies into administration.

The Filebase document handling business was almost immediately sold by Mr McLean back to the family, and will be run by Mark and David Sanderson

Two months ago it was revealed how Mr Sanderson was facing the prospect of having his seven businesses struck off and dissolved by Companies House. The threat was a result of their failure to file annual accounts for 2008 and/or annual returns for 2009, some of which should have been done by January. Mr and Mrs Sanderson are currently being prosecuted by Northumberland County Council over alleged breaches of planning conditions during the redevelopment of the former Hartford Hall mansion and its grounds near Bedlington.

March 2009 : CBMC have concluded that they would not be able to deal with the planning applications (CM/20090014/5) before the final planning committee meeting on 10th March (which did not go ahead). The planning application will now be handed over to the new planning officers at the Unitary Authority and we will find out shortly how the application will be progressed

Formal objections to application CM/20090014 were lodged by the EAG with additional responses from individuals by the deadline on 12th February. CMBC have also received responses from the statutory consultees. All of the correspondence is in the public domain and can be viewed by arrangement at Longhirst

23rd Jan 2009 : The application has now been validated by CMBC, please look here for details. The applications is split into two parts with the following separate references (enter these in the CMBC web page search box) :

  • CM/20090015 : Extension to Eshott Hall (West Wing) to provide 4 bedrooms and extended restaurant and conference facilities. Erection of two holiday cottages and a lodge house within the curtilage of Eshott Hall. Reinstatement of carriage drive and Victorian bathing pool

  • CM/20090014 : Proposed erection of 40 residential dwellings, a new storage building at Filebase, 2 holiday cottages, conversion of a residential property to holiday cottage, new community resource centre, recycling compound, combined heat and power system, extension to eshott hall and existing dwelling, change of use and extension of chapel to create residential dwelling, and highways, utility infrastructure and landscaping proposals including the creation of a village green

7th January 2009 : Village residents received notification of a renewed planning application proposed by EHE Ltd. The proposal is claimed as "mixed use" and "Living Lightly" and includes 40 residential homes, additional 'Filebase' buildings, community centre, recycling compound, combined heat & power plant, etc. Details below :

2008 - Another Sanderson fiasco ?
Eshott faces Hartford Hall treatment

Timothy Nigel Howard "Ho" SandersonDeveloper Mr TNH Sanderson proposed a huge expansion of Eshott Village. His previous disastrous attempt to 'save' Hartford Hall has left residents there angry and upset with unfinished building works

The plans fly in the face of his continued claims to be environmentally sensitive and reinforce the rumour of his financial problems. The development proposal seems to use environmental and sustainable claims as it's foundation which are open to rebuttal

The use of a sustainable argument would require a village with good public transport connections, village facilities, local employment and affordable homes amongst many other factors. Eshott has none of these, and in addition such a development is not welcomed by the residents despite claims by EHE Ltd to the contrary

How could this happen at Eshott ?

It already has happened. In 2002, Eshott villagers  fought a sustained campaign to ensure Mr TNH Sanderson fulfilled his obligations with regard to the village play area, amongst other issues. Despite the resulting enforcement notice the works remain incomplete to this day leaving residents angry and upset. See the archive section here and press articles here

Hartford Hall Estate, a development Mr TNH Sanderson pursued some years later (see opposite) suffered exactly the same fate with unfinished amenities despite similar promises and assurances. Once again residents are left with blighted surroundings, again the council has had to resort to enforcement notice's
